Banks can lend to Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) only if they are registered with and regulated by SEBI and are listed, according to RBI’s final guidelines on lending to these trusts.

Further, a bank can lend to a REIT if it has at least 80 per cent of its underlying assets generating positive cash flows from operations for a period of not less than one year.  Lending to REITs can be undertaken by overseas branches of Indian banks. 

The sub-limit for a bank’s aggregate exposure towards REITs will be subject to a prudential ceiling of 10 per cent of the bank’s eligible capital base

A bank can lend to an InvIT provided not less than 80 per cent of the value of the trust’s assets is invested in completed and revenue generating infrastructure projects and such assets have been generating net positive cash flows from operations for a period of not less than one year.

REITS and InvITs are investment vehicles that allow investors to invest in real estate and infrastructure assets respectively, without owning the physical property.

As per RBI guidelines, which will be applicable with effect from October 1, 2026, the aggregate exposure of all banks to a borrowing REIT/InvIT, together with its underlying SPVs/holding companies, shall not exceed 49 per cent of the value of the trust’s assets, or such lower limit as may be decided by the bank’s Board.

A bank has to ensure that lending to a REIT or an InvIT is not used to fund its SPVs (special purpose vehicles) having existing loans from REs (regulated entities such as banks and all India financial institutions) and which are facing financial difficulty.

Credit facilities

If the purpose of bank financing a REIT is refinancing of existing credit facilities of SPVs, such refinancing shall be undertaken only in respect of credit facilities towards completed projects that have received a Completion Certificate (CC), Occupancy Certificate (OC), or their equivalent.

If the purpose of bank financing an InvIT is refinancing of existing credit facilities of SPVs, such refinancing shall be undertaken only in respect of credit facilities towards completed projects that have achieved commencement of commercial operations.

RBI said the credit facilities extended by a bank to a REIT or an InvIT cannot have bullet or ballooning repayment structures so as to ensure that a disproportionate portion of principal repayment is not concentrated in the terminal phase of the loan tenure.

However, this will not preclude structuring the repayment schedule in line with projected cash flows.

Bank can finance a REIT/InvIT for acquiring stake in other entities, including SPVs/holding companies, subject to conditions.

Exposures to REITs will be treated as commercial real estate exposures and will attract a risk weight of 100 per cent. However, if such exposures qualify as capital market exposures, the applicable risk weight will be 125 per cent. Lending to REITs undertaken by overseas branches of an Indian bank will attract a risk weight of 150 per cent.”

China has rejected at least three cargoes of dried chilli consignments and has suspended three Indian exporters over the alleged presence of methamidophos residues in the spices commodity.

This comes close on the heels of Beijing rejecting Indian rice cargoes.

China, the largest buyer of Indian dry red chillies, has suspended imports from three Indian firms after detecting excessive levels of methamidopos, which is feared to affect the nervous system.

This has triggered concerns among the exporters, who are already facing reduced offtake from the neighbour.

China consistently absorbs over a third of India’s red chilli exports annually driven by rising demand from the oleoresin, food and the culinary sector.

China buys mainly the Teja variety for oleoresin extraction. The annual shipments to China fluctuate between 1.5 and 1.9 lakh tonnes (lt). During 2024-25, the chilli exports to China registered a growth of 31 per cent to touch a high of 2.36 lt in volumes. India’s chilli exports touched 7.15 lt during 2024-25, registering a 19 per cent increase over previous year’s 6.01 lt.

“The detection of methamidophos in an exported chilli consignments is a matter of concern because methamidophos is not separately registered for agricultural use in India. However, methamidophos may occur as a metabolite of acephate, an insecticide that remains registered for use on certain crops in India and is reportedly used by some chilli growers,” said Bhagirath Choudhary, Founder Director of South Asia Biotechnology Centre (SABC).

Heightened scrutiny

“The rejection of a chilli consignment by China should not be viewed merely as an isolated compliance issue but as a reminder of the increasingly stringent food safety and residue standards being applied in international trade. Recent trade-related concerns involving agricultural consignments of rice and chilli indicate that China is exercising heightened scrutiny over food safety parameters, including pesticide residues and GMO-related requirements. Such incidents can affect the reputation of an entire commodity sector, even when they involve only a few consignments,” Choudhary said.

Sources said China had made record purchases of Indian chillies in 2024-25, taking advantage of lower domestic prices and building inventories.

While details of imports during 2025-26 were not immediately available, offtake has reportedly slowed because of higher carryover stocks and rising chilli prices in India following a smaller crop.

According to trade sources, around 3,000 containers of chilli have been exported to China this year, of which 10-15 per cent reportedly faced quality issues, mainly due to excess moisture and pesticide residues.

Quality concerns

The spurt in chilli prices has prompted Chinese importers to seek lower prices from suppliers, bringing product quality concerns to the fore, sources said. High moisture content has emerged as a key issue with sources attributing it to inadequate post-harvest handling and quality control measures driven by cost considerations.

Despite the quality concerns, none of the affected consignments have been returned. Instead, importers are reportedly negotiating price discounts with suppliers to compensate for deficiencies. Sources added that major exporters are not involved in these transactions, which largely comprise traded consignments of whole chilli. Sources at the Spices Board maintained that they have no information on the matter.

Choudhary further said, “India already faces a significant trade imbalance with China, and safeguarding market access for agricultural exports should be a strategic priority. This calls for stronger farmer-awareness programmes, improved stewardship of crop-protection products, residue surveillance, and faster adoption of safer and more sustainable integrated pest-management practices. Strengthening compliance across the value chain will be essential to protect India’s competitiveness in global spice markets.”

England cricket has been hit by a major off-field controversy after the England and Wales Cricket Board (ECB) confirmed that test captain Ben Stokes and fast bowler Gus Atkinson have been left out of the squad for the second test against New Zealand, starting June 17 at the Oval. 

The decision comes amid an ongoing ECB investigation into an alleged breach of team curfew following England’s first Test win at Lord’s. According to the board, both players are “not available for selection” while the inquiry continues into the reported nightclub-related incident involving members of the team environment in London.

Joe Root returns as captain, Archer back in squad

In Stokes absence, senior batter Joe Root will take over as interim captain for the second Test. This marks his return to leadership duties for England’s Test side for the first time since stepping down from the role in 2022. Root, England’s leading Test run-scorer, previously captained the side in a record number of matches before handing over leadership to Stokes.

Wicketkeeper-batter Harry Brook will continue as vice-captain, but the ECB has opted not to promote him to captaincy duties for this match. Meanwhile, fast bowler Jofra Archer has been added back into the squad after missing the opening Test. Archer had been rested as part of workload management following a busy season, including his stint in the Indian Premier League with Rajasthan Royals.

ECB investigation continues amid uncertainty

Reports in the British media suggest that the incident occurred after team celebrations following the Lord’s Test victory, though the ECB has not officially commented on the nature of the events under investigation. The situation remains fluid, with further updates expected once the ECB investigation concludes.

कैसे कर सकते हैं निवेश?
अगर भविष्य में SpaceX जैसी कोई कंपनी शेयर बाजार की लिस्ट में शामिल होती है, तो भारतीय निवेशक अपने अंतरराष्ट्रीय ब्रोकरेज एप के जरिए रुपये को डॉलर में बदलकर ये रकम विदेश भेज सकते हैं. इसके बाद, कंपनी के शेयर NASDAQ पर ट्रेडिंग शुरू होने के बाद खुले बाजार से खरीदे जा सकते हैं. इसका मतलब है कि भारतीय निवेशक आमतौर पर IPO में सीधे शेयर खरीदने की जगह, लिस्टिंग के बाद अमेरिकी शेयर बाजार में कारोबार शुरू होने पर कंपनी के शेयर खरीदकर उसमें हिस्सेदारी ले सकते हैं.

निवेश से पहले इन बातों का रखें ध्यान
अगर आप भी SpaceX में निवेश करने वाले हैं तो इन मुख्य बातों का ध्यान आपको रखना होगा. क्योंकि SpaceX का वैल्यूएशन बहुत ऊंचा माना जा रहा है. ऐसे में IPO के बाद शेयरों में भारी उतार-चढ़ाव देखने को मिल सकता है. कंपनी अभी भी बड़े पैमाने पर निवेश कर रही है और भविष्य में मुनाफे को लेकर अनिश्चितता बनी हुई है. एक्सपर्ट्स का मानना है कि सिर्फ एक्साइटमेंट में ही निवेश ना करें बल्कि जोखिमों को समझकर ही निवेश करने का फैसला करें.

बता दें कि फिलहाल इलॉन मस्क की कंपनी SpaceX का IPO शेयर बाजार में नहीं आया है. रिपोर्ट्स के मुताबिक, कंपनी करीब 1.75 ट्रिलियन डॉलर के वैल्यूएशन पर 75 अरब डॉलर जुटाने की तैयारी कर रही है, जो इतिहास का सबसे बड़ा IPO हो सकता है. जिसके चलते इसको लेकर लोगों में काफी ज्यादा एक्साइटमेंट भी बना हुआ है. वहीं ये कंपनी रॉकेट लॉन्च, सैटेलाइट इंटरनेट सेवा स्टारलिंक और अंतरिक्ष तकनीक के क्षेत्र में तेजी से बढ़ रही है. ये भी एक बड़ी वजह है कि कई निवेशक इसके संभावित IPO का इंतजार कर रहे हैं.

भारत और अफगानिस्तान के एकमात्र टेस्ट और इंग्लैंड और न्यूजीलैंड के पहले टेस्ट के खत्म होने के बाद आईसीसी ने टेस्ट क्रिकेट में बल्लेबाजों की ताजा रैंकिंग जारी की है. ताजा अपडेट में जो रूट से नंबर-1 का ताज छिन गया है. अब इंग्लैंड के हैरी ब्रूक टेस्ट क्रिकेट में दुनिया के नंबर-1 बल्लेबाज बन गए हैं. अफगानिस्तान के खिलाफ शतक लगाने वाले शुभमन गिल को ताजा रैंकिंग में भारी फायदा हुआ है.  

लॉर्ड्स में खेले गए पहले टेस्ट में न्यूजीलैंड के खिलाफ इंग्लैंड की 115 रनों की जीत के दौरान पहली पारी में अर्धशतक लगाने के बाद ब्रूक नंबर एक स्थान पर आ गए. ब्रूक पहली बार दिसंबर 2024 में नंबर-1 बल्लेबाज बने थे. ऑस्ट्रेलिया के ट्रेविस हेड दूसरे नंबर पर आ गए हैं. वहीं जो रूट अब तीसरे स्थान पर खिसक गए हैं. जो रूट के लिए लॉर्ड्स टेस्ट अच्छा नहीं रहा था. दोनों पारियों में वह एक और आठ रन ही बना पाए थे. 

भारतीय कप्तान शुभमन गिल ने अफगानिस्तान के खिलाफ खेले गए एकमात्र टेस्ट में शतक लगाया था. इस शतक की बदौलत दो स्थान ऊपर चढ़कर वह आठवें स्थान पर आ गए हैं. ऑस्ट्रेलिया के स्टीव स्मिथ चौथे नंबर पर हैं. श्रीलंका के कामिंदु मेंडिस एक स्थान उपर चढ़कर पांचवें स्थान पर चले गए हैं. न्यूजीलैंड के पूर्व कप्तान केन विलियमसन छठे स्थान पर हैं. दक्षिण अफ्रीका के कप्तान टेंबा बावुमा सातवें स्थान पर हैं. भारत के शुभमन गिल आठवें और यशस्वी जायसवाल 9वें नंबर पर हैं. श्रीलंका के दिनेश चांदीमल एक पायदान ऊपर चढ़कर 10वें स्थान पर चले गए हैं.
