Sobha reported Q1FY27 booking value of ₹3,660 crore, 41 per cent above our estimate of ₹2,600 crore. Pre-sales came in well ahead of the company’s highest prior quarterly run-rate, driven by strong response to new launches. Sales area for the quarter stood at 2.3 million sq ft, with 1,432 homes and plots sold, while average price realisation improved to ₹15,655 per sq ft.
Bengaluru delivered its strongest-ever quarterly sales at ₹2,067 crore (56.5 per cent of total sales), followed by NCR at ₹1,384 crore (37.9 per cent). The company launched three new projects during the quarter with combined saleable area of 6.9 million sq ft across Bengaluru and Gurugram. SOBHA Crescent, Phase 1 of a 12-acre luxury residential development in Sector 63A, Gurugram, comprises 336 homes across 0.9 million sq ft with an estimated sales potential of ₹2,200 crore. In Bengaluru, the company launched Sobha OneWorld – a 47.4-acre luxury residential project in Hoskote, comprising 3,484 homes across 5.4 million sq ft with an estimated sales potential of over ₹7,500 crore; the initial phase comprises 2,249 homes across 3.4 million sq ft.
Lastly, it also launched a DM project – Sacred Grove by the Lake – a 26-acre premium plotted development in Chikka Tirupathi, Bengaluru, offering 388 plots across 0.6 million sq ft.
The company completed 671 homes across eight projects during the quarter, totalling 1.1 million sq ft of saleable area.
