NoBroker has unveiled a metro station-based property search feature on its platform, allowing users to search for properties close to their desired metro stations, reducing commute time as people return to the office.


 


Currently, the new feature is available in Bengaluru, Hyderabad, Chennai, Mumbai, Pune, and Delhi-NCR.


 


Benefits of metro-based search




Previously, property seekers were constrained to searching for homes near their workplaces, based on distance in kilometres. However, the metro-based search feature allows individuals to explore residences along the nearest metro line to their workplace. Even if these homes are farther from the office, reduced or equal travel times make them an attractive choice.




This not only reduces carbon emissions but also enhances productivity and well-being. Affordability is a significant advantage, and this improved resource distribution will alleviate traffic congestion, the company stated in its official release.


 


How it works




For instance, consider an office located in Mandi House, Delhi-NCR. Traditionally, one might aim to reside within a five-kilometre radius of the workplace, often resulting in higher rental costs due to limited property availability. However, metro-based search allows individuals to select localities along the linear metro route, such as Janpath, JLN Stadium, Khan Market, and Lajpat Nagar. This means that a locality situated 12-15 metro stations away can offer more affordable accommodation options. Thanks to metro connectivity, tenants can also enjoy shorter commutes despite covering a greater distance.


 


Why introduce this feature?




According to NoBroker’s half-yearly real estate report, over 70 per cent of people have encountered challenges while searching for rental properties that align with their preferences. This issue is primarily attributed to the surging rental rates driven by robust demand and a substantial demand-supply gap in the real estate market.


 


Over the past year, rental rates in localities closer to office complexes across India have witnessed a significant 40 per cent surge. This increase can be primarily attributed to the growing disparity between supply and demand for properties near tech parks.

China seeks to broaden Apple iPhone ban to state firms and agencies

China plans to expand a ban on the use of iPhones in sensitive departments to government-backed agencies and state companies, a sign of growing challenges for Apple Inc. in its biggest foreign market and global production base.


Several agencies have begun instructing staff not to bring their iPhones to work, people familiar with the matter said, affirming a previous report from the Wall Street Journal. In addition, Beijing intends to extend that restriction far more broadly to a plethora of state-owned enterprises and other government-controlled organizations, the people said, asking not to be identified discussing a sensitive matter.


If Beijing goes ahead, the unprecedented blockade will be the culmination of a yearslong effort to root out foreign technology use in sensitive environments, coinciding with Beijing’s effort to reduce its reliance on American software and circuitry. It threatens to erode Apple’s position in a market that yields about a fifth of its revenue, and from where it makes the majority of the world’s iPhones through sprawling factories that employ millions of Chinese.


It’s unclear how many companies or agencies could eventually adopt restrictions on personal devices, and there’s been no formal or written injunction as yet, the people said. State firms or organizations will likely vary in how strictly they enforce such bans, with some forbidding Apple devices from the workplace while others could bar employees from using them entirely.


Chinese state firms like oil giant PetroChina Co. employ millions and control vast swathes of a centrally planned economy. Given Apple’s relationship with Beijing and its importance to the economy, it “has historically been viewed as relatively safe in China from government restrictions,” KeyBanc Capital Markets analyst Brandon Nispel said in a report Wednesday. “Is the government changing its stance?”


A representative for Cupertino, California-based Apple didn’t respond to a request for comment. The State-Owned Assets Supervision and Administration Commission and the State Council Information Office didn’t respond to faxed requests for comment.


The prospect of China souring on Apple jarred investors Wednesday. The shares slid 3.6% in New York, their biggest single-day drop since Aug. 4. Apple had gained 46% this year before the decline, part of a broader run-up in tech stocks.


The company enjoys widespread popularity in China, despite rising resentment of American efforts to contain the Asian country’s technology industry. Apple’s iPhones are among the nation’s bestsellers and are common in both the government and private sector.


But the blockade on the devices coincides with stepped-up efforts to develop domestic technology that can match or even surpass American innovation. Last week, the release of a Huawei Technologies Co. smartphone that contained an advanced made-in-China processor caused a stir on both sides of the Pacific. State media celebrated an early triumph against harsh US sanctions, while one US lawmaker called for an investigation into possible violations of those curbs.


Foreign devices have long been discouraged in sensitive agencies, particularly as Beijing stepped up a campaign in recent years to reduce a reliance on technology from the US, China’s geopolitical rival.


Employees at “some” central government regulators received instructions via chat groups and in meetings to stop bringing such gadgets into the office, the Journal reported earlier, citing people familiar with the matter. It’s not clear how widely the orders were issued, it said.


In 2022, Beijing ordered central government agencies and state-backed corporations to replace foreign-branded personal computers with domestic alternatives within two years, marking one of the most aggressive efforts to eradicate key overseas technology from within its most sensitive organs.


The Biden administration, meanwhile, has sought to limit exports of cutting-edge semiconductor equipment to China. And China’s top chipmaker, Semiconductor Manufacturing International Corp., has come under scrutiny for supplying components to Huawei — a company the US has blacklisted. 


Even with US-China ties fraying, Apple remains highly dependent on the Asian country — both as a manufacturing partner and a market for its products. Chief Executive Officer Tim Cook celebrated that relationship during a trip to China earlier this year, calling it “symbiotic.”


China also was one of the highlights of Apple’s results last quarter, helping offset a generally sluggish period. The company is preparing to unveil its latest iPhones next week, setting the stage for a holiday quarter that is invariably its biggest sales period of the year.

As a part of the G20 Summit, India will showcase its indigenously developed applications to the dignitaries as they visit the Digital India experience zone at the venue on September 9 and 10, Mint reported.


Among apps on display will be India’s flagship platforms, including Aadhaar, Unified Payment Interface (UPI), and Open Network for Digital Commerce (ONDC), among others. Apart from this, visitors will also be shown a new application called GITA, designed to offer spiritual learnings from Shrimad Bhagwad Gita, an official in the know told Mint.


Besides, the experience zone will also allow visitors to access many of the locally-developed applications such as Digilocker, MyGov, and Umang app (used to provide multiple e-governance services to citizens). G20 delegates will be able to access all information related to the event through the G20 India app, the report said.

The G20 India app has multilingual basic navigation to support the five United Nations languages and some other languages, which include Hindi, German, Japanese, and Portuguese. The app will also detail the workstreams of G20 and engagement groups, virtual tours, navigation, and the latest social media feeds.


What is the G20 India app?

Primarily designed as a platform for attendees, including foreign delegates and media, to register for various working groups and meetings held over the past six months as well as the upcoming summit, the app also offers a detailed collection of information, media releases, images, maps, and details about the major G20 events for everyday users.

The application is available for download on both Android and iOS devices and more than 10,000 users have downloaded the app so far on Google’s Play Store. The Ministry of External Affairs released the app in November, 2022.

Google Play to allow real money games certified by SRBs as per IT rules



Google Play on Wednesday for the first time expressed its intent to allow real money games to be distributed in India, once Self-Regulatory Bodies (SRBs) start certifying them as per the IT Amendment Rules, 2023.


The largest distributor of Android apps, Google Play, last year launched a limited time pilot programme, allowing distribution of daily fantasy sports and rummy apps by developers incorporated in India to its users.


It initially set a timeline of one year from September 28, 2022 to allow the apps in these areas. Before launching this programme, the app distributor strictly prohibited the real money games to be distributed from its platform in the Indian market.


No new apps will be accepted in the pilot programme after September 28, 2023. The tech giant has, however, provided a grace period to existing pilot apps to remain on Google Play until January 15, 2024.


“We intend to enable distribution on Google Play for all SRBs verified online real money games that comply with our policies. We are closely tracking all developments in this regard to determine next steps and timelines,” a Google spokesperson said.


Being allowed to distribute their apps may significantly take down the marketing costs of online gaming start-ups who currently spend huge amounts on promoting their own websites.


The Centre in April this year notified new rules for online gaming with a provision of creating multiple SRBs – for the $2.2 billion industry – to certify a “permissible” real-money online game and prohibit wagering and betting on internet platforms. So far the government has not approved any application from the industry for forming such a SRB.


According to the console page of Google Play, it currently allows only valid licensed or authorised gambling apps in categories such as online casino games, sports betting, horse racing (where regulated and licensed separately from sports betting), lotteries, and daily fantasy sports. 


“As we await the planned implementation of the SRB framework for verification of permissible online real-money games in India, we are providing a grace period to existing pilot apps to remain on Google Play until January 15, 2024 (subject to continued compliance with the pilot programme terms),” the spokesperson said.


Google Play allows gambling apps in certain countries if they are approved by the governmental operator and/or are registered as a licensed operator with the appropriate governmental gambling authority in the specified country, and provides a valid operating license in the specified country for the type of online gambling product they want to offer. 


According to the rules, the SRBs will also be responsible to develop and publish a framework for verifying an online real money game. The framework may include the measures to ensure that such online real money games are not against the interests of sovereignty and integrity of India, security of the state, friendly relations with foreign states and public order.

GoPro on September 6 launched the Hero 12 Black, its 2023 action camera brimming with features aimed at professionals and casual content creators. Alongside, the US-based technology company two new accessories – Max Lens Mod 2.0 and Extension Pole + Waterproof Shutter Remote. Priced at Rs 45,000, the Hero 12 Black is available for pre-order on Amazon India, Flipkart, Croma, Reliance Digital, and Vijay Sales. It will be available for purchase on both online and at offline retailers from September 13. The Max Lens Mod 2.0 will go on sale from late November.

Hero 12 Black: What’s new


The 2023 action camera from GoPro has the form factor identical to last year’s model, but with new capabilities and features. GoPro said the Hero 12 Black would offer up to 2x longer on-battery time compared to last generation model. According to the company, the Hero 12 Black can do 70 minutes of continuous recording at 5.3K60, over 95 minutes at 5.3K30, and over 155 minutes of continuous recording at 1080p30, all with HyperSmooth 6.0 video stabilisation on. Like the last year’s model, the Hero 12 Black is powered by Enduro battery that is said to offer better performance in cold and moderate environments.


As for the features, the Hero 12 Black is GoPro’s first camera capable of recording 5.3K and 4K resolution videos, and photos in high dynamic range (HDR). Besides, the Hero 12 Black brings support for GP-Log format with Look Up Tables (LUTs) for professionals to custom tailor the recorded footage in post-production editing and colour grading. Another new addition is support for wireless audio through Bluetooth-enabled devices, which includes microphones and earbuds with built-in microphones. GoPro has also added wireless timecode sync feature to make multi-camera editing easy. This is a pro-grade feature exclusive to Hero 12 Black. Other features include support for vertical video in horizontal mode, night effects availability in still images, and redesigned easy controls.


Lastly, the Hero 12 Black gets 1/4-20 mounting threads that makes it compatible with standard camera mounts, tripods and other supported accessories. This is in addition to the default finger-based mounting, which is standard across GoPro Hero Black line.


The Hero 12 Black is waterproof to 33-feet with no additional housing required.


Max Lens Mod 2.0 accessory


This sold separately accessory would enable 36 per cent wider field-of-view (FoV) in widescreen mode and 48 per cent taller FoV in vertical mode, compared to default camera lens that comes with the GoPro Hero 12 Black. GoPro said the lens is 2x more scratch-resistant and has a durable hydrophobic lens coating to wick water drops away.


Extension Pole + Waterproof Shutter Remote accessory


Besides the Hero 12 Black and Max Lens Mod 2.0, GoPro launched a 48-inch-long extension pole that collapses to just 10-inch size. It is designed to work with the HERO 12 Black’s 1/4-20 mounting threads. GoPro would include the mounting fingers in the package to make it compatibility with all GoPro cameras. Included with the new extension pole is a detachable, wearable and waterproof Bluetooth shutter remote for Hero 12 Black’s shutter control.


The Extension Pole + Waterproof Shutter Remote will be available in select countries from October 2023.
