Nisus Finance Services has invested ₹70 crore through its ₹1,700-crore Real Estate Special Opportunities Fund I, a Sebi-registered Category II alternative investment fund (AIF) managed by Nisus BCD Advisors LLP, in three residential developments by Bengaluru-based Sumukha Housing Pvt Ltd.

The developments are located across key residential markets in Bengaluru and are aimed at meeting demand for mid-income and premium housing. Spread across established as well as emerging residential corridors, the projects benefit from strong connectivity, proximity to employment hubs and well-developed social infrastructure. Together, they have a gross development value (GDV) of around ₹300 crore.

Stable Demand

Sumukha Housing is a Bengaluru-based residential developer with over 7 lakh sq ft of delivered residential and commercial projects. The company has built a presence in the city’s housing market through low-rise residential communities catering to end-user demand across key micro-markets.

The RESO-I fund focuses on structured credit investments in special-situation real estate. It has completed nine investments across multiple geographies, targeting projects with established cash flows, strong asset cover and shorter exit timelines.
